Homes in Brea Sold for 102% of Asking. Here’s What the Headline Doesn’t Tell You.

Here’s the number everyone will quote you: homes in Brea sold for 102% of their asking price last month. Not close to asking. Above it. The median sale price was about $1,175,000, up about 17% from a year ago. That’s proof buyers in Brea are still paying for the right home.

But here’s what the headline doesn’t tell you. Only 12 homes went into escrow in Brea last month, half of last September. Fewer contracts now usually means fewer closings next month. And more homes are coming on the market. Prices are strong, but more competition is building behind them.

What the price numbers are really saying

The median is the middle of the market, half of Brea’s sales came in above about $1,175,000, half below. That’s up about 17%. Sellers got 102% of their asking price and 102% of their original list price. That means homes weren’t sitting and getting price cuts. They were going over.

Supply is opening up

New listings in Brea were up about 30% from last year. Active listings were up 20%, to 54 homes. That puts supply at about 2.4 months, up from about 1.7 a year ago. Months of supply is how long it would take to sell everything at the current pace. Under three months, sellers run the show, and Brea still is. It’s just less tight than it was.

Demand: strong closings, fewer new contracts

Closed sales were up about 19%, to 25 homes, and total dollar volume was up about 45%. That’s a big month. But only 12 homes went into escrow, half of last September. That’s the part of the Brea market to watch right now.

How fast homes are moving

The typical Brea home took about 18 days to go under contract, compared with 13 last year. Still fast, but slower. With more listings coming on, buyers have a little more time to decide.

The full September scorecard

On the supply side, Brea brought 30 (up 30.4%) new listings, held 54 (up 20.0%) active listings, and carried 2.4 (up 41.2%) months of supply.

On demand, pending sales came in at 12 (down 50.0%), closed sales at 25 (up 19.0%), total closed sides at 50.0 (up 19.0%), and total closed dollar volume at $63,423,000 (up 45.3%).

On price, the median came in at $1,175,000 (up 17.4%), the average at $1,268,460 (up 22.0%), and price per square foot at $613 (up 3.0%). Homes closed at 102.0% (up 2.0%) of last list price and 102.0% (up 2.0%) of original list price.

On timing and activity, the median home was 18 (up 38.5%) days active in the MLS, with 4.5 (up 50.0%) showings to contract and 4.0 (down 44.4%) showings per listing.

If you’re selling

This is still a strong window. It comes down to pricing and presentation. Price it right, create that buzz the first week, and get the most offers you can. More offers, more power. Just know more listings are coming, new listings are up about 30%, so more competition is too.

If you’re buying

Come in strong on the best homes, Brea is still closing at 102% of asking. But with active listings up 20% and only 12 homes going into escrow, you’ll have more choices than a year ago. Homes are also taking a little longer, about 18 days, which gives you a bit more time. On homes that have been sitting, there’s room to negotiate.

The bottom line

Brea is a seller’s market that’s starting to shift. Median about $1,175,000 (up about 17%), homes at 102% of asking, but supply up from about 1.7 to about 2.4 months and new contracts down by half. For sellers, this is still a strong window, if you price it right. For buyers, you’re getting a little more room. Either way, the city average isn’t your answer, your price range and your specific home are. That’s worth a real conversation before you make a move.
