Hesperia Homes Are Selling Fast, at Full Price, With Zero Price Cuts

Here’s the headline: Hesperia homes are selling fast, at full price, with zero price cuts. Homes went under contract in about 18 days last month, compared with about 25 a year ago. Sellers collected 100% of both their asking price and their original list price.

Here’s the other side of the story: fewer homes are changing hands. Closed sales fell and new deals dropped. So it’s a quieter market, but not a weak one. Fewer sales, but the homes that do sell are going fast and at full price.

What the price numbers are really saying

A typical Hesperia home, the middle-of-the-market one, sold for about $455,000, down about 3% from last year. But price per square foot actually rose about 10%, to about $273. That usually means smaller homes made up more of what sold, not that homes lost value. Short version: homes in Hesperia are affordable, and the good ones are selling fast.

Supply tightened

Homes for sale in Hesperia are down about 13%, to 335. That’s about 4.4 months of supply, down from about 4.9 a year ago. Months of supply is how long it would take to sell everything at the current pace. Three to six months is balanced, and Hesperia sits right in that range, with real selection for buyers.

Demand stepped back

Closed sales in Hesperia fell about 14% last month, to 73 homes, and total dollar volume was down about the same. New deals getting started dropped by about a third, to 55. The pool of buyers and sellers got smaller.

How fast homes are moving

Homes went under contract in about 18 days, compared with about 25 a year ago. Buyers aren’t waiting around. When the right home comes up at the right price, it goes, at full price.

The full September scorecard

On the supply side, Hesperia brought 118 (up 3.5%) new listings, held 335 (down 13.0%) active listings, and carried 4.4 (down 10.2%) months of supply. On demand, pending sales came in at 55 (down 35.3%), closed sales at 73 (down 14.1%), total closed sides at 146.0 (down 14.1%), and total closed dollar volume at $68,136,738 (down 14.3%). On price, the median came in at $455,190 (down 3.2%), the average at $466,690 (down 0.2%), and price per square foot at $273 (up 9.6%). Homes closed at 100.0% (flat) of last list price and 100.0% (flat) of original list price. On timing and activity, the median home was 18 (down 28.0%) days active in the MLS, with 1.5 (down 50.0%) showings to contract and 2.4 (up 9.1%) showings per listing.

If you’re selling

Well-priced homes are selling fast at full price, with zero price cuts. Price to today’s buyer, because there are fewer of them than last year, new deals dropped by about a third. Get the number right on day one, and you’re likely under contract in under three weeks.

If you’re buying

The win is real affordability and real choice, about 4.4 months of supply and a median of about $455,000. The best homes still sell at asking, so come pre-approved. But you don’t have to grab the first thing you see. Take time to compare.

The bottom line

Hesperia has fewer sales, steady prices, and homes moving fast at full price, about 18 days to contract, 100% of asking, and a median of about $455,000. For sellers, that means pricing to today’s buyer. For buyers, it means real selection at an affordable price point. Either way, the city average isn’t your answer, your price range and your specific home are. That’s worth a real conversation before you make a move.
