Brea Homes Are Still Selling at Full Price in 11 Days — July 2026 Market Update

Watch the full Brea breakdown — 2:09.

Pending sales in Brea just dropped 25.9%. Most people read that one number and assume the market is cooling. The data says the opposite: homes here are still closing at 100% of list price in 11 days. Fewer buyers are writing offers right now — but sellers still aren’t giving up a single dollar. Let’s look at the proof.

I’m George Hernandez, listing agent at Power Real Estate Group. Here’s the July 2026 breakdown, and here’s what it actually means if you’re buying or selling in this city.

Closings and volume are up

Closed sales came in at 31, up 3.3%. Total closed sides hit 62. Closed volume was $79,740,210, up 14.3%. That’s a strong month for closings, and it’s not an accident.

The number people are worried about

Here’s the part I want you to pay attention to: pending sales dropped 25.9% to 20, while new listings and active listings both ticked up slightly. So — more homes on the market, fewer buyers stepping up right now. On its own, that number would worry some sellers.

It shouldn’t. Here’s why.

Why sellers still have the leverage

Homes in Brea are still closing at 100% of list price and 100% of original price. Days on market is 11, flat from before. That’s proof the demand that’s out there is serious — not window shopping. When a market actually softens, the first thing that gives is price. Sellers start shaving list prices and taking offers under ask. That is not happening here. Buyers are paying full freight and doing it fast.

Median sales price came in at $1,190,000, down 1.8%. But average sales price jumped 10.6% to $1,286,132. That tells me the upper end of Brea is doing the heavy lifting this month, and that’s typically where I tell sellers to watch their comps most carefully.

Months supply sits at 2.9 — still under that 3-month mark I use to tell a seller they’ve got leverage. And shows per listing jumped 16% to 5.8. More eyes on every listing, even with fewer offers coming in fast. Fewer offers doesn’t mean fewer buyers looking. It means the serious ones are still showing up — and still paying full price.

What this means for sellers

I understand your situation if the pending sales drop makes you nervous. But the proof is in the numbers: full price, 11 days on market, no negotiating room given up. Here’s the risk of reading the headline and sitting still — you talk yourself out of a market that’s still handing sellers full price and a fast close. Wait for a “better” market and you may just watch this leverage slip while inventory keeps climbing. List into what’s in front of you right now and you sell into strength. If you’re thinking about listing, let’s pull your comps and set the right number. That’s a conversation, not a commitment.

What this means for buyers

You’re competing for less inventory that’s moving fast. Eleven days doesn’t give you room to sit on a decision. Hesitate and the home you wanted closes at full price before you’ve even finished thinking it over. The buyers winning right now are the ones who did the prep first. Get your financing squared away before you start looking, not after — get pre-approved, then go shop. If you want help lining that up, reach out and let’s get you ready.

The takeaway

Once again — that’s the proof. Fewer offers, same full price, same fast close. Full price. Eleven days on market. That’s not a market that’s cooling off.
