Rancho Santa Margarita Homes Are Selling Faster, for a Little Less

Rancho Santa Margarita Lake with the Saddleback Mountains behind at golden hour

Here’s the headline: homes in Rancho Santa Margarita are selling faster than last year, and for a little less money. Homes went under contract in about 19 days last month, compared with 23 a year ago. A typical home sold for about $1,095,000, down about 6%. Put those together and the message is clear: buyers in Rancho Santa Margarita will move fast, but they won’t pay last year’s prices. And underneath that, there just isn’t much for sale.

What the price numbers are really saying

The median is the middle of the market, half of RSM’s sales came in above about $1,095,000, half below. That’s down about 6%. Price per square foot was down about 3%, to about $598. And sellers are landing about 99.8% of their final asking price, just a hair under full ask.

There just isn’t much for sale

There are about 117 homes for sale in RSM, down about 11% from last year, and new listings fell about 17%. That works out to about 3.2 months of supply. Months of supply is how long it would take to sell everything at the current pace, three to six is balanced. Not much on the shelf, and the good homes still go quickly.

Activity is the number to watch

Closed sales fell about 22%, to 31 homes, and only 16 new deals got started last month. In a small city, those numbers swing a lot, but it could mean a quieter month of closings ahead.

How fast homes are moving

Homes went under contract in about 19 days, compared with 23 a year ago. Fast sales, thin supply, and a slower month of activity. That’s the full picture in RSM.

The full September scorecard

On the supply side, Rancho Santa Margarita brought 38 (down 17.4%) new listings, held 117 (down 10.7%) active listings, and carried 3.2 (up 3.2%) months of supply. On demand, pending sales came in at 16 (down 68.0%), closed sales at 31 (down 22.5%), total closed sides at 62.0 (down 22.5%), and total closed dollar volume at $69,170,280 (down 26.9%). On price, the median came in at $1,095,000 (down 6.4%), the average at $1,115,650 (down 5.7%), and price per square foot at $598 (down 3.4%). Homes closed at 99.8% (up 0.7%) of last list price and 98.4% (up 0.2%) of original list price. On timing and activity, the median home was 19 (down 17.4%) days active in the MLS, with 4.0 (flat) showings to contract and 1.8 (down 35.7%) showings per listing.

If you’re selling

Homes still sell fast and close to asking, at about 99.8%, but price to today’s market. Pricing to last year’s number is how a home ends up sitting. With prices down about 6%, buyers know what homes are going for.

If you’re buying

Prices are a little softer, and you’re not facing wild bidding wars. The catch is the clock, homes are under contract in about 19 days, so line up your pre-approval before you tour. You get a slightly better entry point than last year.

The bottom line

Rancho Santa Margarita has prices a bit lower, not much for sale, and homes under contract in under three weeks, median about $1,095,000 (down about 6%), about 3.2 months of supply, about 99.8% of asking. For sellers, that means pricing to today. For buyers, it means a slightly better entry point. Either way, the city average isn’t your answer, your price range and your specific home are. That’s worth a real conversation before you make a move.
