Riverside Prices Are Still Climbing While Inventory Quietly Tightens

Historic Mission Inn in downtown Riverside in late afternoon light

Riverside is doing something most of the region isn’t this month: prices are up and inventory is down. The median rose 5.7% to $688,888, the average rose the same 5.7% to $775,805, and active listings fell 19.1% to 602. Rising prices, shrinking shelf. That combination keeps sellers in a strong spot, with one caution flag underneath it.

Prices up across the board

When median and average move up together by the same amount, it’s a broad, even gain, not a mix illusion. Riverside’s $688,888 median and $775,805 average both climbing 5.7% is exactly that. Price per square foot came in at $356 (down 5.3%, the one soft spot), and homes closed at 100.0% of last list price and 99.5% of original. Sellers are getting full ask.

Supply is tightening

New listings fell 21.8% to 230, active listings dropped 19.1% to 602, and months of supply eased to 3.2. That’s inside the balanced range, but leaning toward sellers because there’s less coming to market than a year ago. As the largest of the Inland Empire markets we cover, Riverside’s absolute inventory is still deep (602 active homes) but the trend is toward scarcity.

The caution flag: demand

Here’s the counterweight. Pending sales fell 39.4% to 132, closed sales fell 14.5% to 183, total closed sides were 374.0 (down 12.6%), and closed volume was $290,151,142, down 7.6%. Prices are rising into cooling demand. That can hold for a while when supply is tight, but it’s the tension every Riverside seller should understand before they price.

Homes are moving faster

The median Riverside home went under contract in 20 days, 25.9% faster than a year ago: one of the quicker markets on this list. Showings to contract were 7.5, the highest here, and showings per listing were 4.3. Buyers are still touring in volume and acting quickly on the right homes.

The full August scorecard

On the supply side, Riverside brought 230 (down 21.8%) new listings, held 602 (down 19.1%) active listings, and carried 3.2 (down 15.8%) months of supply.

On demand, pending sales came in at 132 (down 39.4%), closed sales at 183 (down 14.5%), total closed sides at 374.0 (down 12.6%), and total closed dollar volume at $290,151,142 (down 7.6%).

On price, the median came in at $688,888 (up 5.7%), the average at $775,805 (up 5.7%), and price per square foot at $356 (down 5.3%). Homes closed at 100.0% (flat) of last list price and 99.5% (up 0.6%) of original list price.

On timing and activity, the median home was 20 (down 25.9%) days active in the MLS, with 7.5 (down 11.8%) showings to contract and 4.3 (down 6.5%) showings per listing.

If you’re selling

You’ve got the wind at your back: prices up 5.7%, full-ask closings, tightening supply, and 20-day sales. The single thing to respect is that pendings are down 39.4%, so the demand is cooling even as prices rise. Price realistically to the recent comps and your home will move quickly; overreach on the theory that “prices are up” and you’ll stall in a thinning pool.

If you’re buying

Riverside is a firmer market than most of its neighbors right now: inventory down, prices up, homes closing at 100.0% of list in 20 days. Come prepared to compete and don’t expect below-list deals on fresh, well-priced homes. The bright side is that 602 active listings still gives you genuine selection, and cooling pending activity means less of the head-to-head bidding that defined the peak.

The bottom line

Riverside at 3.2 months of supply is balanced but tilts to sellers on the strength of rising prices: median $688,888 (up 5.7%) into inventory that’s down 19.1%. The watch item is demand, with pendings off 39.4%. It’s a market that rewards sellers who price to reality and buyers who come ready. As always, your price band and neighborhood tell you more than the citywide number. That’s where the real read is.
