Chino is a clean little lesson in supply and demand this month, so let me connect the dots for you. Two things are happening at once — inventory is way down, and prices are up — and one is directly driving the other. Once you see the cause and effect, July’s numbers tell a very simple, very consistent story.

Start with the cause

The number of homes for sale dropped about 40% from a year ago, to roughly 148. That’s a steep decline, and new listings eased too, down about 16%. When there’s that much less to choose from and buyers are still out there looking, basic economics only points one way from here.

Now the effect

Prices rise. A typical Chino home — the middle-of-the-market one, where half sold for more and half for less — sold for about $755,000, up 7.8%. The average climbed even more, up almost 11% to $802,312, and closed volume jumped about 18%, to around $106 million. Price per square foot ticked up too. That’s the whole equation in action: scarce supply, steady demand, higher prices. Nothing exotic — just supply and demand doing exactly what they do.

This isn’t a market running on fumes

It would be fair to ask whether prices are rising just because a few expensive homes happened to close. They’re not. Closed sales actually rose about 7%, to 66, so real volume is behind these numbers. Sellers are collecting 100% of their final asking price, and homes go under contract in about 17 days, down 32% from a year ago. A soft market can’t produce rising prices, rising volume, and full-price sales in two-and-a-half weeks all at the same time. This is genuine demand.

It’s competitive. Prices are up nearly 8%, choices are limited, and homes sell at full ask, so there’s little wiggle room. Get pre-approved and be ready to act — in a rising market, waiting tends to cost you money, because the price you pass on today is often lower than the one you’ll see in a few months. Come ready and move decisively on the right home.

You’re holding a strong hand: few competing listings, climbing prices, and quick full-price sales. Months of supply — how long it’d take to sell everything at the current pace — is just 2.7, firmly in seller’s-market territory. If you’ve been weighing a listing, the numbers back you up, and there’s little reason to wait for conditions that are already this favorable.
